Ever wonder who is really working for and with you in a real estate transaction?
We've handled hundreds of deals for people over the years and sometimes we get clients that came to us from other agents. We asked them why they are moving on from their previous agent they usually say one of these things.
- We didn't understand the process well enough and didn't know who was working for us. This usually occurs in a Dual Agency situation and it means the seller and buyer are both being represented by the same agent. This could mean that the agent works very well at working with both sides and does an exceptional job for all parties, but the preception can be (and sometimes is) that they are working "harder" or "better" for the party "paying the bills" meaning the seller. We educate our buyers of the process and MUST disclose whom we work with/for and how we represent each party, fairly, honestly, and ethically.
- Communication breaks down. By far the most complained about issue we hear from our clients that we have worked with that had an agent in the past that they decided to leave is ..."They didn't communicate well with us." This is why we talk to you about your level of communication needs and our default is to "over inform" rather than lack in communication in any way. A simple email, text, or phone call goes a long way in the satisfaction of clients and their feeling of being heard...and you deserve no less.
- How is the paperwork handled? Real Estate is a large number of legal contracts and documents to move the transaction along smoothly. You should have the knowledge of not just signing a document but understanding what it means. This is another gap we sometimes see in this business. We understand that this process can be daunting and sometimes overwhelming and a little more communication (see above) in this process it makes it much more enjoyable to you. We know our clients are smart and "get it" most of the time, but we make sure it's fully understood as we progress.
- Lastly, Follow-up and Follow-through! This is so simple...yet it's one of the most lacking things from real estate agents. Follow-through for us is easy..." say what you are going to do and then DO IT!" This really goes for any business, and we make sure we stay true to that. Follow-up is just as easy and goes well beyond the sale. This is why so many of our clients become friends and we receive so much repeat and referral business.
Here's a stat from the National Association of REALTORS (NAR) that I also teach to agents in many of the training's I do. 84% of past clients say they would use their agent again in a real estate transaction! But only 14% actually do! That is a scary difference! And who's fault is it?... It's not the client's fault... it's the real estate agents. We, of course, don't want that and strive to maintain our strong relationships with all of your past clients.
